Soccer Manager believes that most of the answers to your questions are covered within our Help.

If the arena changes in real-life, SM will adjust accordingly (usually when they review the ratings for the given league). If you are talking about increasing your stadium capacity within your Game World, then there are two articles in the Online Help about this subject.
